Brown Patch lesions

These lesions are caused by Rhizoctonia and causes general browning and mottling of the turf.  Turf stressed by dry conditions will also express as browned and mottled turf, but the presence of the lesions confirms that the disease is present.  Fungicide applications are required to manage the diseases but proper watering practices are highly effective in slowing the onset of the disease.  Brown Patch on Fescue turf is all but inevitable in the Atlanta area due to the stresses of soil type, humidity and high summer temperatures.  Fescue is a cool season turf and is easily stressed by our summer environment.
